Delray Beach Office Cleanouts Before Your Lease Ends

An office lease ending in Delray Beach usually comes with a clause that says the space has to be returned empty and broom-clean. It sounds simple until you walk through the suite and count what is actually there: workstations, filing cabinets full of paper, a server closet, a break room, a storage room nobody has opened since the last move, and furniture the new office does not have room for.
This guide lays out a timeline for clearing an office or medical suite without last-minute panic, and shows where commercial junk removal fits in. For a broader checklist, see the office cleanout checklist for a clean lease surrender.

Start with the lease, not the furniture
Before anything leaves the building, pull out the lease and read the surrender and restoration sections. They tell you:
- The exact date the space must be returned
- Whether you have to remove cabling, signage, shelving or other alterations you installed
- Whether the landlord expects the space broom-clean or in some other condition
- Building rules for moving hours, elevator reservations and loading access
- Insurance requirements for vendors working in the building
Those answers set the scope. Removing built-in shelving or cabinetry is more work than hauling loose furniture, and if your crew can only use the freight elevator after 6 p.m., that changes the schedule too.
Four to six weeks out
- Decide what is moving. Tag everything going to the new space. Everything untagged is a removal candidate.
- Offer items to staff or other locations. Chairs and monitors often find homes internally.
- Get a removal quote. Send photos of each room so the estimate reflects the real volume. We give free estimates with flat pricing.
- Ask building management for their COI requirements and pass them to your removal company.
Two to three weeks out
- Book your dates. Lock in the removal date and the elevator or loading dock with building management.
- Sort paper records. Decide what gets archived, what gets scanned and what needs secure shredding.
- Plan donations. Usable desks, chairs and filing cabinets can go to charities. Habitat for Humanity ReStores accept furniture and building materials, subject to local criteria.
- Coordinate with IT on which computers and drives need to be wiped or destroyed before they leave.

Electronics and data
Old computers, printers, copiers and phones are where office cleanouts go wrong. Two issues matter:
- Data. Hard drives, copier drives and phones can hold client and employee information. Have your IT team wipe or remove drives before the equipment goes out, or arrange destruction with a certified vendor.
- Disposal. Electronics should be recycled, not landfilled. The EPA's electronics donation and recycling guidance explains why. Batteries and fluorescent lamps also fall under the EPA's universal waste rules.
We route electronics to recyclers as part of our electronics and e-waste removal in Delray Beach.
Cleanout week
If the prep is done, the removal itself is usually fast. A typical day looks like this:
- The crew arrives at the agreed time, often early morning, evening or on a weekend so it does not disrupt other tenants. See how after-hours commercial cleanouts work.
- Hallways, doors and elevators are protected before anything moves.
- Furniture is broken down as needed and loaded, sorted for donation, recycling and disposal.
- Loose debris, cardboard and packaging are cleared and the floors are swept.
If the lease requires removing carpet, cabinetry or light build-outs, that work can be scheduled the same week. Larger tenant improvement work is covered in commercial demolition and tenant improvements, and in Delray Beach through our demolition services.
Handing back the keys
Walk the space with building management once it is empty. Take dated photos of every room, including closets and the storage room. Those photos are your record that you returned the suite in the required condition, which helps if there is any question about the security deposit.
The bottom line
